There was 1,106 sold (closed) homes on the Omaha MLS for the month of April 2017, down 2% from March 2017. Comparing last month sale rate 1,106 to the current 2,073 active listings, the Omaha MLS has 1.87 months’ inventory on the market.  This rate indicates a seller’s market for the Omaha MLS areas.  The Avg. list price for April 2017 is $212,686 and average sold price is $210,532 for a sale to list price ratio of 98.99%.

From March 2017 to April 2017 there was a slight increase in the number of listings from 2,019 to 2,073 or up 3%.  However, the number of pending listings jumped from 2,595 to 2,733 or 5% increase.  The Spring sales period has jumped into action for April. The continues to be a lack of supply for homes.
