There were 1,130 sold (closed) homes on the Omaha MLS for the month of March 2017, up 37% from January 2017. Comparing last month sale rate 1,130 to the current 2,019 active listings, the Omaha MLS has 1.79 months’ inventory on the market.  This rate indicates a seller’s market for the Omaha MLS areas.  The avg. list price for March 2017 is $209,600 and average sold price is $206,918 for a sale to list price ratio of 98.72%.

From January 2017 to March 2017 there was an increase in the number of listings from 1,904 to 2,019 or up 6%.  However, the number of pending listings jumped from 1,661 to 2,595 or 56% increase.  The Spring sales period has jumped into action for March. The continues to be a lack of supply for homes.
