Omaha MLS market stats for Douglas and Sarpy Counties in Omaha, NE real estate market update for December 2018. 

All Homes for Sale in Douglas and Sarpy Counties.  There was 832 sold (closed) homes on the Omaha MLS for the month of December 2018, down 11% from November 2018. Currently there are 1,684 active listings, which is down 16% from November 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 2.02x months’ inventory on the market, down slightly from November 2018. 

Existing Homes for Sale in Douglas and Sarpy Counties.  There was 722 sold (closed) homes on the Omaha MLS for the month of December 2018, down 10% from November 2018. Currently there are 992 active listings, which is down 22% from November 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 1.39x months’ inventory on the market.

There was 963 sold (closed) homes on the Omaha MLS for the month of December 2018, down 11% from November 2018. Currently there are 2,079 active listings, which is down 16% from November 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 2.16x months’ inventory on the market, down slightly from November 2018.  This rate indicates a seller’s market for the Omaha MLS areas.

Currently there are 2,012 active listings, which is down 10% from October 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 2.16x months’ inventory on the market, up slightly from October 2018. 

Existing Homes for Sale in Douglas and Sarpy Counties.  There was 804 sold (closed) homes on the Omaha MLS for the month of November 2018, down 17% from October 2018. Currently there are 1,277 active listings, which is down 15% from October 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 1.59x months’ inventory on the market.

Currently there are 2,240 active listings, which is down slightly 1% from September 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 2.05x months’ inventory on the market, improved slightly from September 2018. 

Existing Homes for Sale in Douglas and Sarpy Counties.  There was 970 sold (closed) homes on the Omaha MLS for the month of October 2018, up 4% from September 2018. Currently there are 1,503 active listings, which is down slightly 2% from September 2018. Omaha area REO (Real Estate Owned) market stats for May 2018.  The foreclosure market is very light and buyer competition for new listings is high.

There was 19 sold (closed) REO homes sold in the Omaha area MLS for the month of May 2018. Comparing last month sale rate 19 sold to the current 27 active REO listings, the REO market has 1.42x months’ inventory.  This rate indicates a very strong market.

North and Northwest Omaha real estate market update for May 2018. 

Northwest Omaha Real Estate market. There were 245 sold (closed) homes in Northwest Omaha area for the month of May 2018,  up 39% from April 2018. Comparing last month sale rate 245 to the current 345 active listings, the area has 1.41x months’ inventory on the market.  This rate indicates a strong sellers’ market.  The area is defined as Highway 680 and West Dodge Rd, north to Washington County border, West to 180th, then South to West Dodge Road.

North Omaha Real Estate market. There were 143 sold (closed) homes in North Omaha area for the month of May 2018, up 31% from April 2018.  Comparing last month sale rate 143 to the current 127 active listings, the area has .89x months’ inventory on the market.  This rate indicates a strong sellers’ market.  The area is defined Highway 680 & Maple, East to Missouri River, North to the Washington county border.

Downtown Omaha homes for sale.  There were 22 sold (closed) homes in the downtown Omaha area for the month of May 2018, up 29% from April 2018.  Comparing last month sale rate 22 to the current 53 active listings, the downtown Omaha area has 2.41x months’ inventory on the market.  This rate indicates a sellers’ market. 

District 66 homes for sale.  There was 45 sold (closed) homes in the District 66 area for the month of May 2018, up 2% from April 2018. Comparing last month sale rate 45 to the current 77 active listings, the area has 1.71x months’ inventory on the market.  This rate indicates a sellers’ market.

Comparing last month sale rate 67 to the current 154 active listings, the area has 2.30x months’ inventory on the market.  This rate indicates a sellers’ market,

Elkhorn and Waterloo area homes for sale.  There were 54 sold (closed) homes in the Elkhorn and Waterloo areas (180th & Dodge, west to the Platte River and North to Washington county line) for the month of May 2018, up 8% from April 2018. Comparing last month sale rate 54 to the current 126 active listings, the area has 2.33x months’ inventory on the market.  This rate indicates a sellers’ market.
