Omaha MLS market stats for Douglas and Sarpy Counties in Omaha, NE real estate market update for November 2018. 

All Homes for Sale in Douglas and Sarpy Counties.  There was 931 sold (closed) homes on the Omaha MLS for the month of November 2018, down 15% from October 2018. Currently there are 2,012 active listings, which is down 10% from October 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 2.16x months’ inventory on the market, up slightly from October 2018. 

Existing Homes for Sale in Douglas and Sarpy Counties.  There was 804 sold (closed) homes on the Omaha MLS for the month of November 2018, down 17% from October 2018. Currently there are 1,277 active listings, which is down 15% from October 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 1.59x months’ inventory on the market.

Omaha, NE and surrounding areas real estate market update for November 2018. 

There was 1,078 sold (closed) homes on the Omaha MLS for the month of November 2018, down 15% from October 2018. Currently there are 2,473 active listings, which is down 9% from October 2018. Comparing last month’s sales to the current active listings, the Omaha MLS has 2.29x months’ inventory on the market, up slightly from October 2018.  This rate indicates a seller’s market for the Omaha MLS areas.

Active residential listings breakdown December 5, 2018 for homes listed for sale in the Omaha Area MLS (multiple listing services). 

As of December 5, 2018, there was a total of 2,474 active listings for sale, down 9%, from 12/5/2018.  803 are new construction homes listed for sale.  This leaves about 1,671 existing homes for sale, 1,277 are listings in Douglas and Sarpy counties. Douglas county has 1004, active listings and Sarpy county has 273.   The following chart breaks down in more detail for both Douglas and Sarpy counties active listings

Omaha Real Estate Market including downtown Omaha, Midtown, and District 66 in the Omaha, NE Real Estate market for October 2018.

Midtown / Dundee Omaha homes for sale.  There were 89 sold (closed) homes in the Midtown Omaha / Dundee area for the month of October 2018, down 18% from September 2018. Comparing last month sale rate 89 to the current 194 active listings, the area has 2.18x months’ inventory on the market.  This rate indicates a sellers’ market.

Downtown Omaha homes for sale.  There were 19 sold (closed) homes in the downtown Omaha area for the month of October 2018, down 5% from September 2018.  Comparing last month sale rate 19 to the current 78 active listings, the downtown Omaha area has 4.11x months’ inventory on the market.  This rate indicates a sellers’ market. 

District 66 homes for sale.  There was 57 sold (closed) homes in the District 66 area for the month of October 2018, up 43% from September 2018. Comparing last month sale rate 57 to the current 115 active listings, the area has 2.02x months’ inventory on the market.  This rate indicates a sellers’ market.

North and Northwest Omaha real estate market update for October 2018. 

Northwest Omaha Real Estate market. There were 204 sold (closed) homes in Northwest Omaha area for the month of October 2018,  up 23% from September 2018. Comparing last month sale rate 204 to the current 456 active listings, the area has 2.24x months’ inventory on the market.  This rate indicates a sellers’ market.  The area is defined as Highway 680 and West Dodge Rd, north to Washington County border, West to 180th, then South to West Dodge Road.

North Omaha Real Estate market. There were 125 sold (closed) homes in North Omaha area for the month of October 2018, up 13% from September 2018.  Comparing last month sale rate 125 to the current 208 active listings, the area has 1.66x months’ inventory on the market.  This rate indicates a sellers’ market.  The area is defined Highway 680 & Maple, East to Missouri River, North to the Washington county border.

Millard area homes for sale in SW Omaha.  There were 171 sold (closed) homes in Millard area for the month of October 2018, up 23% from September 2018. Comparing last month sale rate 171 to the current 227 active listings for SW Millard. The area has 1.33x months’ inventory on the market, improved slightly from September 2018.  This rate indicates a strong sellers’ market.  

West Omaha area homes for sale.  There were 44 sold (closed) homes in West Omaha area (192nd & Dodge, west to the Platte River and South to Sarpy county line) for the month of October 2018, down 8% from September 2018. Comparing last month sale rate 44 to the current 159 active listings, the area has 3.61x months’ inventory on the market.  This rate indicates a sellers’ market,

Elkhorn and Waterloo area homes for sale.  There were 43 sold (closed) homes in the Elkhorn and Waterloo areas (180th & Dodge, west to the Platte River and North to Washington county line) for the month of October 2018, up 54% from September 2018. Comparing last month sale rate 43 to the current 155 active listings, the area has 3.60x months’ inventory on the market.  This rate indicates a sellers’ market.

Comparing last month sale rate 800 to the current 1,666 active listings, the area has 2.08x months’ inventory on the market, improved slightly from September 2018.  This rate indicates a seller’s market in Omaha, NE- Douglas county.  

Douglas County Homes for Sale – Existing homes. There was 726 sold (closed) existing homes in Douglas county for the month of October 2018, which is up 8% from September 2018. Comparing last month sale rate 726 to the current 1206 active listings, the area has 1.66x months’ inventory on the market.  This rate indicates a seller’s market for existing homes in Omaha, NE- Douglas county.

Gretna, NE area homes for sale.  There were 56 sold (closed) homes in Gretna area for the month of October 2018, which is up 2% from September 2018. Comparing last month sale rate 56 to the current 181 active listings in the Gretna area, the area has 3.23x months’ inventory on the market.  This rate indicates a sellers’ market. 

Millard area homes for sale in Sarpy county.  There were 36 sold (closed) homes in the Millard-Sarpy area for the month of October 2018, down 5% from September 2018. Comparing last month sale rate 36 to the current 47 active listings, the area has 1.31x months’ inventory on the market.  This rate indicates a sellers’ market. 

Springfield, NE homes for sale.  There was 4 sold (closed) homes in the Springfield area for the month of October 2018. Comparing last month sale rate 4 to the current 29 active listings, the area has 7.25x months’ inventory on the market.  This rate indicates a buyers market, which is skewed do to the lack of sale data for this area.
