Omaha, NE and surrounding areas real estate update January 2017

There were 824 sold (closed) homes on the Omaha MLS for the month of January 2017, down 30% from December 2016. Comparing last month sale rate 824 to the current 1,904 active listings, the Omaha MLS has 2.31 months’ inventory on the market.  This rate indicates a seller’s market for the Omaha MLS areas.  The avg. list price for January 2017 is $203,156 and average sold price is $200,501 for a sale to list price ratio of 98.69%.

From December 2016 to January 2017 there was a decrease in the number of listings from 2,054 to 1,904 or down 7%.  However, the number of pending listings increased from 1,518 to 1,661 or an 9% increase.  So, the drop-in sales for January 2017, should be higher in February 2017.
